What We Do
We handle the work between you and the City, from the first records search to the final sign-off:
- Violation removal. We research, correct and certify DOB violations, HPD violations, FDNY violations and ECB/OATH summonses, then follow each one until it is closed on the City’s records.
- OATH hearings. We are registered with OATH to appear on behalf of our clients, and we regularly do. Showing up is half the battle. The other half is fought in preparing the defenses that will seek a dismissal or mitigation.
- Fine reductions and settlements. We review penalties for errors and grounds for mitigation, and negotiate where the rules allow it.
- Permits and filings. We prepare and track DOB NOW filings, Certificates of Correction and related approvals across DOB, LPC, DEP, FDNY and the MTA so your project keeps moving.
- Research and due diligence. We pull and read a property’s full violation, permit and Certificate of Occupancy history before you buy, sell, refinance or build.

How We Handle an OATH Hearing
More than 25 City agencies issue summonses that are heard at OATH, and each one has its own rules and deadlines. When you hire us, we review the summons and the property records, gather the evidence, and build the defense before the hearing date. If you are a material witness, we will ask you to attend. If you can’t, we prepare an affidavit of the facts and present it to the Hearing Officer.
Protecting Buyers and Owners from Hidden City Charges
Some of the most expensive problems never show up on a standard title report. When HPD issues a vacate order, usually after an illegal conversion or a fire or water loss, displaced tenants may be placed in City shelters or hotels, and the cost is billed to the owner every month. That charge often isn’t recorded as a lien for months, so a buyer can inherit someone else’s hotel bill that runs into tens of thousands of dollars.
We offer a pre-purchase records search for vacate orders and outstanding relocation billing. For current owners, we handle the procedure that notifies HPD that, as of a stated date, the owner is no longer responsible for a placed tenant’s billing.
